What does Onesta's guidance cost?

Our guidance is free for you as a buyer. The developer pays the agent's commission, not you.

That also means you do not lose our help if you end up not buying. There is no obligation attached.

Can I get a Spanish mortgage as a Dutch buyer?

Yes. Spanish banks lend to non-residents, only at a lower loan-to-value ratio than you are used to in the Netherlands. If you already live in Spain, that limit is higher.

The financial check on this site gives you a first indication. It is a worked example, not a financing offer: Michan calculates your own situation exactly.

What costs come on top of the purchase price?

Count on roughly twelve percent extra. That covers Spanish transfer tax, the notary and legal costs.

The exact percentage depends on the region and the type of property. We work it out for you before you make an offer, so nothing catches you out.

What is an NIE number, and do you arrange it?

The NIE is your Spanish tax identification number. Without one you cannot buy a property in Spain, open a bank account or connect utilities.

We arrange it for you. On the property tour it can be handled in one go, together with a power of attorney.

Which regions do you cover?

The Costa Blanca and the Costa Cálida, specialising in new builds. That is deliberate: we know the developers there, and we know which builders meet their completion dates and which do not.

Looking in a different region? Say so. We would rather be honest about that than take it on as a side job.

How does a property tour work?

You book your own flight and hotel. We pick you up at your hotel, drive you past the properties on your shortlist over two to three days, and are with you throughout. We have dinner together on the first evening.

You are not committed to anything. If none of the properties suit you, that is a result too.

Do I have to be in Spain to sign?

Not necessarily. With a power of attorney the purchase can be completed without you being there. Many buyers arrange that during the property tour.

If you would rather attend at the notary, we plan around it.

Do I get my own lawyer and notary?

Yes. We work with a fixed network in Spain: lawyers, notaries, agents, builders and keyholders we selected ourselves and keep working with.

The lawyer checks that the property is free of debt, that the permits are in order and that the contract holds up. They are on your side, not the seller's.

What if completion is delayed?

It happens. Building in Spain moves at its own pace, and a completion date that shifts is the rule rather than the exception with new builds.

We would rather tell you that upfront than afterwards. You hear from us what is realistic, we keep you posted along the way, and we step in when something goes wrong. That is exactly why you want someone beside you.

Do you stay involved after the purchase?

Yes, right through the key handover and the move to Spain. Think utilities, the final payments and the handover itself.

You keep the same contact you started with. You never have to explain your situation twice.
