Are you buying with your own funds, or do you need a mortgage? We work out together what is achievable and what a Spanish bank will finance in your situation.

We find your homes
We go looking for homes that match what you want and put a selection together for you. Together we turn that into a shortlist to view.

Off to Spain
We welcome you on arrival and take you round the homes, spread over 2 to 3 days. You can speak Dutch throughout.

Your dream home
Found it? Then we negotiate for you, bring in our notary and lawyer, and apply for your NIE number.
- 06
We check the property
Before you sign, we check ownership, debts, permits and building condition. What we do not trust, we do not let you buy.

To the notary together
The deed is signed at the notary. We sit beside you, translate as we go and check the deed before you put your signature to it.

At the same time we are honest: in Spain things sometimes work differently than you are used to. A completion date can shift, documents can take longer and appointments sometimes go differently than planned.

Frequently asked questions
The questions buyers ask us most often about buying a home in Spain.
Do I need an NIE number to buy a property in Spain?
Yes. The NIE (Número de Identificación de Extranjero) is your Spanish tax number and is required for every purchase. We apply for it on your behalf, so it never holds you up at the notary.
What does buying in Spain cost on top of the asking price?
Count on roughly 10 to 14% in additional costs: transfer tax (or VAT on new-build), notary, land registry and legal support. We set out every cost transparently in advance.
Can I get a Spanish mortgage as a Dutch buyer?
Yes. Many Spanish banks lend up to 60 to 70% of the valuation to non-residents. What is achievable depends on your income and situation; in step 2 we give you tailored advice.
Do I have to travel to Spain to buy?
For the viewings it helps to be there, and we spread those over 2 to 3 days. The purchase itself can be done by power of attorney, so you do not have to fly over for every step.
How do I know a property is legally sound?
Before you sign we check the property: ownership, debts, permits and building condition. Our lawyer and notary work together on this, so there are no surprises.
How long does the buying process take on average?
From first viewing to keys usually takes 6 to 12 weeks, depending on the financing and whether it is a resale or new-build. We keep things moving and keep you posted.
